Community Fees Explained

The monthly community charge is split into 3 separate parts:

1. Block costs (covering electric, cleaning of corridors etc)*

2. Garage costs (covering provision of fire extinguishers, lighting etc)**

3. Community costs (covering cost of running the swimming pool, night lighting etc)**

* Block costs are controlled by your Block President and are around 25 euros per month

** Garage and Community costs are currently controlled by the adminstrator. Garage costs are around 5 euros per month while community charges are around 20 euros per month.

In total you should factor on paying around 50.00 euros per month but it can be more or less than this depending upon the total square metres of your property.

In addition to this, some blocks have their own extra offerings such as a roof top swimming pool so their Block costs reflect this extra expense. However, these tenants also pay their share of the general community costs to run the main pool and facilities - so while they have access to the main swimming pool, the main block doesn't have access to their private rooftop pool (unless you want to arrange to pay extra for this facility as well of course - assuming their Block president will allow it!).

Having problems?

It has come to my attention that several home owners are coming under fire by Pilar the Administrator about their payments not being up to date - all of whom believe they are up to date and so they are having issues obtaining pool passes and garage access issues.

I think the first step is to check the costs listed below to ensure you are paying the correct payments for the Community and Garage fees. Then check with your Block President to ensure you are also paying the correct Block fees. If there is a discrepancy you'll need to show the Block President and the Administrators proof of your payments to find out where things are going wrong.

The last resort is to speak to a solicitor - but it should be possible to iron it all out way before it gets to that stage!

The Administrators have kindly detailed below the costs payable by each owner for their Community and Garage fees (don't forget you need to pay for both and you need to find out the Block Costs from your President and pay that as well!).

Look Up your Community Costs for 2016

Simply look below to find your Block ("Bloque") and your Property Number. e.g. If you live in Block A and your property is number 1 you would need to pay 17.88 euros every month into the Administrators Bank Account - at Caja Rural de Granada, Account number: ES89 3023 0001 8855 9574 7204

Look up your Garage and Storage Room Costs for 2016

Simply look below to find your garage number (CH stands for Cochera/Garage) and also look up your Storage Room number if you have one (TR stands for Trastero/Storage room). Mostly the Administrators have amalgamated the costs if you have both e.g. if you had Garage number 1 and Storage Room number 2 you would have to pay 6.96 euros per month into the Administrators Bank Account - at Caja Rural de Granada, Account number: ES59 3023 0001 8555 9560 5204
